How far is it to the beach?

Twenty paces from the front entrance of The Village you can set up your umbrella for the day or launch your windsurfer for the perfect outdoor adventure.

Is there good security?
Safety is a priority at The Village. All access points into the development are fitted with the a state of the art, sophisticated Blick security system. In addition, there are video surveillance cameras, 24-hour guards with rapid response service and secure basement parking.

What is the origin of the unusual architecture?

Is there a satellite link?
There is a satellite link. All you have to provide is your own decoder and subscribe to M-Net /DSTV

What about telephone lines?
The telephone lines are already installed, all you have to do is arrange for the service to be connected.

How do I get my electricity?
Each unit is fitted with a pre-paid electrical board.

How am I billed for water consumption?
Your water consumption is an expense borne by the Body Corporate and is covered by the levy you pay.

Is use of the gym and pool included?
Yes. The pool is owned by The Body Corporate. The gym, although privately owned, at present has an arrangement with the body corporate that allows residents to join free of charge, with a nominal one-time administration fee to cover individual membership cards.

What is the policy regarding pets?
The Management Rules of the Body Corporate provide that pets can only be kept with the permission of the Body Corporate.

Who looks after the garden and communal areas of The Village?
An employee of the Body Corporate cleans walkways etc., while a Garden Maintenance Contractor who is engaged by the Body Corporate cares for communal gardens.

How am I billed for my rates?
Your rates are included in your monthly levy.

How are my levies calculated and what do they cover?
The unit holders share all the costs incurred by the Body Corporate as a levy. These levies are in proportion to the registered area of each unit. The Body Corporate sets a budget every year to cover its costs and the annual levy is based on this budget. The following items are covered by levies:

  • Costs for building and grounds maintenance
  • Security costs
  • Building insurance
  • Electricity and water costs for common areas
  • Rates
  • Management costs

How does the Body Corporate Function?
The Village Body Corporate functions as prescribed by the Sectional Title Act. 
(a) Board of Trustees (elected by members annually at A G M) meets once a month, together with the Managing Agent in order to discuss issues and make decisions. 
(b) Day to day affairs and accounting etc. are handled by the Managing Agent. 
 (c) Trustees periodically send out a newsletter. 
 (d) Members are welcome to communicate with Trustees and/or Managing Agent at any time.

What sort of development is planned for the undeveloped sites adjacent to The Village?
Plans have been approved for two additional commercial buildings that are similar in style to The Village Gate House, which is across the street from The Village. There is a model on site that shows the basic configuration of these proposed buildings. The Developers may modify these plans within limits prescribed by the Sectional Title Act and naturally reserve their right to do so.
